Selling a campground isn't like selling a house. There's a team who's worked there for years. There are guests who've been coming back since your kids were small. Whatever got you thinking about this, whether it's retirement, health, or just being done with it, we want the process itself to be respectful, not a fight.

Working With EverHaven, Step by Step
Here's exactly what happens, from the first hello to closing day.
Step 1: First Contact
Whether you reached out through our contact form or we reached out to you, this is where it starts. A few details about your campground, nothing formal, and nothing you share leaves the room.
Step 2: We Have a Conversation
Someone from our leadership team calls within one to two business days. We want to understand the campground itself, and honestly, what you're hoping this sale gets you beyond the number on the check.
Step 3: Site Visit
If it's a fit on both sides, we schedule a visit. Expect two to five visits total as we get to know the property in person.
Step 4: Preliminary Offer
Based on what we've learned, we put together a straightforward offer and walk you through how we got to that number.
Step 5: You Sign the LOI
If the offer works for you, you sign a Letter of Intent, an agreement to move forward together in good faith, not the final contract yet.
Step 6: Due Diligence, Negotiation & Contract
We review financials, occupancy data, infrastructure, permits, and environmental history, while we finalize the purchase agreement and work through any remaining terms.
Step 7: Closing Day
You sign the final paperwork and get paid. Closing typically happens 60 to 90 days after the signed contract. We're flexible on financing, whether that's bank financing, seller financing, or another structure, whatever works best for both sides, for the deal, and for the campground's future. Staff and guest timing is something we've already worked out with you beforehand, so nothing here catches you, or them, off guard.
That's the whole point of walking it this way: by closing day, you should feel like someone actually listened to you, and that your team landed somewhere good. Weighing a broker instead, or just want the general playbook first? See How to Sell a Campground.
